2020
The Genesis: Act of 2020
The Khyber Pakhtunkhwa Urban Areas Development Authorities Act, 2020 was enacted to re-establish specialized development bodies. This legislative milestone was designed to consolidate urban planning and combat the growing challenges of imbalanced development across districts.
Regulatory Foundation
Establishment of centralized Board and regional authority structures.
2021
Regional Operationalization
Following the Act, regional authorities like the Mardan Development Authority (MDA) were fully institutionalized. This period focused on mapping provincial land assets and setting up regional technical offices in Kohat, Bannu, and Abbottabad.

Operationalizing technical directorates across 6 regional divisions.
2022
Amendment & Land Reform
The 2022 Amendment revolutionized land acquisition by introducing the "Land Sharing Formula". This allowed authorities to partner with landowners, significantly reducing litigation and accelerating the delivery of high-amenity residential schemes.
